Calmére Estate sale signals renewed investor confidence in Napa Valley

The sale of Calmére Estate Winery in Carneros marks one of Napa Valley’s most significant full-estate transactions of 2025, underscoring sustained global confidence in the region’s long-term value.

Investor confidence in Napa Valley’s wine sector remains firm, with the sale of Calmére Estate Winery to a strategic investor group highlighting continued appetite for premium, ready-to-operate estates.

North America Real Estate Investment Group (NAREIG) announced the sale on 14 October, following completion  of the transaction on 8 October. The deal, regarded as one of the year’s most notable full-estate sales, reinforces belief in Napa’s resilience despite wider headwinds in the US wine industry.

The Carneros-based estate, located at 2750 Las Amigas Road, spans around 100 acres across two legal parcels. It includes 74 acres of planted vineyards – 57 acres of Chardonnay, 9.5 acres of Pinot Noir and 7.85 acres of Merlot – producing fruit known for its coastal minerality and balance.

The winery covers nearly 40,000 square feet of production and hospitality space, with facilities such as a crush pad, fermentation tanks, barrel storage, and bottling line. It holds a rare 250,000-gallon production permit, one of fewer than 60 “pre-WDO” entitlements in Napa Valley, allowing up to 62.5% of fruit to be sourced from outside the county.

A rare turnkey estate

Hospitality entitlements include 75 daily tastings and the ability to host special events for up to 250 guests. Tasting terraces and an event barn provide panoramic views of the surrounding vineyards and San Pablo Bay.

While financial terms were not disclosed, the estate was last marketed with an asking range of around US$17.5 million. The buyer is understood to be a strategic investor group focusing on premium wine production and agri-tourism growth in California.

The sale adds to a series of high-profile winery transactions in Napa this year. Despite tighter capital markets, demand remains strong for established estates with both production scale and hospitality rights.

The transaction reflects continued faith in Napa Valley’s core market fundamentals. While smaller vineyard parcels have seen pricing pressure, institutional-grade properties with infrastructure and brand potential continue to attract global investment.

Calmére Estate Winery, located in the Carneros AVA of Napa Valley, is known for cool-climate Chardonnay and Pinot Noir, with limited Merlot plantings. Its name, derived from the French words calme (calm) and mer (sea), reflects its tranquil setting and sweeping bay views.

The estate was acquired in 2016 by the Peju family, owners of Peju Province Winery in Rutherford. Founded in 1983 by Tony and Herta Peju, Peju is one of Napa’s most recognised family-owned wineries, known for its sustainable practices, art-inspired architecture and Cabernet Sauvignon production.
